Sv\u00e9ho vrcholu dos\u00e1hlo v z\u00e1\u0159\u00ed 2022, kdy byl rozd\u00edl mezi spl\u00e1tkou hypot\u00e9ky na pr\u016fm\u011brn\u00fd byt o rozloze 52,6 m<sup>2 <\/sup>a pr\u016fm\u011brn\u00fdm n\u00e1jmem u stejn\u00e9ho bytu p\u0159es 10 tis\u00edc korun. V sou\u010dasnosti je rozd\u00edl podle metodiky ANB 7.768 korun. <\/p>\n\n\n\n<p><em><strong>\u201eN\u00e1jemn\u00ed bydlen\u00ed ve srovn\u00e1n\u00ed s vlastnick\u00fdm v sou\u010dasn\u00e9 dob\u011b st\u00e1le v\u00fdrazn\u011b m\u00e9n\u011b zat\u011b\u017euje dom\u00e1c\u00ed rozpo\u010dty a lze \u0159\u00edct, \u017ee se vyplat\u00ed po cel\u00e9 \u010cR. Domn\u00edv\u00e1me se, \u017ee trend je dlouhodob\u00fd a posilov\u00e1n\u00ed n\u00e1jemn\u00edho bydlen\u00ed bude pokra\u010dovat i po poklesu \u00farokov\u00fdch sazeb u hypot\u00e9k,\u201c<\/strong><\/em>p\u0159edpov\u00edd\u00e1 Jan Rafaj. Asociace n\u00e1jemn\u00edho bydlen\u00ed odhaduje, \u017ee d\u00edky nastoupen\u00e9mu trendu bude v \u010cesku v roce 2030 bydlet v n\u00e1jmu kolem 25 % lid\u00ed. Je\u0161t\u011b rychleji poroste po\u010det tzv. institucion\u00e1ln\u00edch pronaj\u00edmatel\u016f provozuj\u00edc\u00edch stovky nebo tis\u00edce byt\u016f.<em><strong> \u201cMoment\u00e1ln\u011b je nap\u0159\u00edklad na pra\u017esk\u00e9m trhu 2.326 n\u00e1jemn\u00edch byt\u016f v institucion\u00e1ln\u011b spravovan\u00fdch novostavb\u00e1ch. Z na\u0161eho pr\u016fzkumu vypl\u00fdv\u00e1, \u017ee v roce 2030 bude takto profesion\u00e1ln\u011b spravovan\u00fdch byt\u016f kolem 10 tis\u00edc, tedy 5x v\u00edc,\u201d <\/strong><\/em>\u0159\u00edk\u00e1 \u010dlenka prezidia ANB a majitelka spole\u010dnosti BTR Consulting Zuzana Chudoba.&nbsp;<\/p>\n\n\n\n<p>V\u00fdhodnost nebo nev\u00fdhodnost n\u00e1jemn\u00edho proti vlastnick\u00e9mu bydlen\u00ed nen\u00ed mo\u017en\u00e9 posuzovat \u010dist\u011b matematicky. Ka\u017ed\u00e1 z obou forem bydlen\u00ed m\u00e1 sv\u00e9 plusy a m\u00ednusy. <\/p>\n\n\n\n<p><em><strong>\u201eHlavn\u00edm, nej\u010dast\u011bji pou\u017e\u00edvan\u00fdm a nutno dodat, \u017ee pravdiv\u00fdm argumentem, kter\u00fd mluv\u00ed proti n\u00e1jemn\u00edmu bydlen\u00ed, je fakt, \u017ee na rozd\u00edl od hypot\u00e9ky nevytv\u00e1\u0159\u00ed n\u00e1jemn\u00ed bydlen\u00ed majetkovou hodnotu. Jin\u00fdmi slovy, \u017ee lid\u00e9 neinvestuj\u00ed do sv\u00e9ho, ale do ciz\u00edho. \u010c\u00edm d\u00e1l v\u00edce se ale ukazuje, \u017ee tuto skute\u010dnost nahrazuje v\u011bt\u0161\u00ed flexibilita n\u00e1jemn\u00edho bydlen\u00ed, svoboda v rozhodov\u00e1n\u00ed a tak\u00e9 fakt, \u017ee n\u00e1jemn\u00ed bydlen\u00ed je mnohem m\u00e9n\u011b kapit\u00e1lov\u011b n\u00e1ro\u010dn\u00e9, proto\u017ee n\u00e1jemn\u00edci nepot\u0159ebuj\u00ed m\u00edt na\u0161et\u0159eno na akontaci,\u201c<\/strong><\/em> dopl\u0148uje viceprezident ANB Jakub Vysock\u00fd.<\/p>\n\n\n\n<p>Proti n\u00e1jemn\u00edmu bydlen\u00ed m\u016f\u017ee mluvit tak\u00e9 skute\u010dnost, \u017ee n\u00e1jemce nem\u016f\u017ee ovlivnit v\u00fd\u0161i n\u00e1jemn\u00e9ho, a tud\u00ed\u017e nem\u00e1 fixn\u011b stanoveno, kolik bude v nejbli\u017e\u0161\u00edch letech platit. Na druhou stranu nev\u00fdhoda hypot\u00e9ky je v tom, \u017ee majitel bytu mus\u00ed platit dal\u0161\u00ed n\u00e1klady jako je poji\u0161t\u011bn\u00ed bytu, opot\u0159eben\u00ed n\u00e1bytku, fond oprav, velk\u00e9 investice do domu nebo da\u0148 z nemovitosti.Samostatnou kapitolou je st\u00e1le intenzivn\u011bji se rozv\u00edjej\u00edc\u00ed sektor slu\u017eeb, kter\u00e9 s n\u00e1jmem p\u0159\u00edmo souvis\u00ed.<\/p>\n\n\n\n<p> <em><strong>\u201ePronaj\u00edmatel\u00e9 dnes nab\u00edzej\u00ed \u010dasto i dopl\u0148kov\u00e9 slu\u017eby jako nap\u0159\u00edklad \u00faklid nebo pe\u010dovatelsk\u00fd servis o seniory. V domech \u010dasto najdete fitness, wellness, kav\u00e1rnu, restauraci, p\u016fj\u010dovnu kol, ale tak\u00e9 nap\u0159\u00edklad recepci nebo ostrahu. To jsou samoz\u0159ejm\u011b bonusy, kter\u00e9 b\u00fdvaj\u00ed zahrnuty v cen\u011b n\u00e1jmu. N\u00e1jemn\u00e9 bydlen\u00ed dnes u\u017e v\u016fbec nejsou z minulosti zprofanovan\u00e9 opr\u00fdskan\u00e9 byty s pl\u00edsn\u00ed v kuchyni.
