N\u011bkter\u00e9 ekonomick\u00e9 i geografick\u00e9 faktory se ale do prodeje pr\u00e9miov\u00fdch nemovitost\u00ed prom\u00edtly. V\u00a0pr\u016fb\u011bhu lo\u0148sk\u00e9ho roku zaznamenala spole\u010dnost v\u00fdrazn\u00fd n\u00e1r\u016fst z\u00e1jmu o po\u0159\u00edzen\u00ed rekrea\u010dn\u00edch objekt\u016f v zahrani\u010d\u00ed, a to na \u00fakor klasick\u00fdch chat a\u00a0chalup v\u00a0\u010cesku. Kupuj\u00edc\u00ed se tak\u00e9 mnohem v\u00edce zaj\u00edmaj\u00ed o energetickou n\u00e1ro\u010dnost budov. A to nejen kv\u016fli schv\u00e1len\u00e9 legislativ\u011b, ale p\u0159edev\u0161\u00edm s\u00a0ohledem na sv\u00e9 po\u017eadavky na udr\u017eiteln\u00e9 bydlen\u00ed. <\/strong><\/p>\r\n\r\n\r\n\r\n<p><strong>Za 15 let p\u016fsoben\u00ed na trhu zprost\u0159edkovala realitn\u00ed kancel\u00e1\u0159 Luxent p\u0159es 3 000 realitn\u00edch transakc\u00ed, kdy v\u011bt\u0161inu p\u0159edstavuj\u00ed pron\u00e1jmy zejm\u00e9na z\u00a0p\u0159edcovidov\u00e9ho obdob\u00ed. U\u017e 15 let se n\u00e1m to da\u0159\u00ed d\u00edky napl\u0148ov\u00e1n\u00ed a\u00a0p\u0159ekon\u00e1v\u00e1n\u00ed o\u010dek\u00e1v\u00e1n\u00ed na\u0161ich klient\u016f a hlubok\u00e9 znalosti realitn\u00edho trhu. Nejv\u00edce nemovitost\u00ed jsme zobchodovali v\u00a0roce 2019, a to p\u0159ibli\u017en\u011b 700. Po\u010detn\u011b ale dominovaly pron\u00e1jmy, kter\u00e9 tvo\u0159ily t\u00e9m\u011b\u0159 90 %. Z\u00a0hlediska obratu pro n\u00e1s hraje prim prodej luxusn\u00edch dom\u016f a\u00a0byt\u016f. Na po\u010d\u00e1tku na\u0161eho p\u016fsoben\u00ed jsme zprost\u0159edkovali do\u00a010\u00a0prodej\u016f ro\u010dn\u011b, v\u00a0lo\u0148sk\u00e9m roce to bylo 68, zat\u00edm nejv\u00edce. Meziro\u010dn\u00ed v\u00fdkyvy v\u00a0po\u010dtu transakc\u00ed jsou d\u00e1ny zejm\u00e9na t\u00edm, kter\u00e9 developersk\u00e9 projekty se uzav\u00edraj\u00ed v\u00a0dan\u00e9m obdob\u00ed.\u201c<\/em><\/p>\r\n\r\n\r\n\r\n<p>Od roku 2015 se stal nejdr\u00e1\u017ee prodanou nemovitost\u00ed realitn\u00ed kancel\u00e1\u0159e Luxent developersk\u00fd projekt v hodnot\u011b p\u0159es 700 mil. K\u010d, kter\u00fd n\u00e1sledovala komer\u010dn\u00ed budova za 350 mil. K\u010d a\u00a0pozemek\/projekt za 300 mil. K\u010d. V roce 2022 se do \u010dela dostal rodinn\u00fd d\u016fm za 145 mil. K\u010d. Co se t\u00fd\u010de zrealizovan\u00fdch obchod\u016f realitn\u00ed kancel\u00e1\u0159e Luxent, ty v roce 2022 meziro\u010dn\u011b narostly oproti roku 2021 o cca 50 %. Pod\u00edl jednotliv\u00fdch prodan\u00fdch nemovitost\u00ed tvo\u0159ily ze 70\u00a0% byty, z\u00a025% domy a z 5 % pozemky. Celkov\u00e1 hodnota zobchodovan\u00fdch nemovitost\u00ed \u010dinila t\u00e9m\u011b\u0159 1,25\u00a0mld. K\u010d. Za lo\u0148sk\u00fd rok zprost\u0159edkovala realitn\u00ed kancel\u00e1\u0159 87 pron\u00e1jm\u016f, p\u0159i\u010dem\u017e se jedn\u00e1 o\u00a0meziro\u010dn\u00ed n\u00e1r\u016fst p\u0159ibli\u017en\u011b o 10 %. Z toho tvo\u0159ily byty 95 %, domy a komer\u010dn\u00ed budovy pak zb\u00fdvaj\u00edc\u00edch 5 %. \u00a0<\/p>\r\n<p>&nbsp;<\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" class=\"wp-image-687\" src=\"https:\/\/podcasthouse.cz\/wp-content\/uploads\/2023\/04\/Luxent_Lofty-Andel_druhy-loft_03-1024x576.jpg\" alt=\"\" \/><\/figure>\r\n<p>&nbsp;<\/p>\r\n\r\n\r\n\r\n<h3 class=\"wp-block-heading\"><strong>K\u00a0z\u00e1sadn\u00edmu zpomalen\u00ed jako u b\u011b\u017en\u00fdch byt\u016f nedo\u0161lo<\/strong><\/h3>\r\n<p>&nbsp;<\/p>\r\n\r\n\r\n\r\n<p>Obecn\u011b trh exkluzivn\u00edch nemovitost\u00ed zas\u00e1hly nep\u0159\u00edzniv\u00e9 ud\u00e1losti uplynul\u00fdch m\u011bs\u00edc\u016f (nap\u0159. turbulentn\u00ed situace s\u00a0hypot\u00e9kami, zdra\u017eov\u00e1n\u00ed bydlen\u00ed, v\u00e1lka na Ukrajin\u011b, energetick\u00e9 krize apod.) jen \u010d\u00e1ste\u010dn\u011b.<em> \u201eNap\u0159\u00edklad situace kolem hypot\u00e9k se luxusn\u00edho trhu p\u0159\u00edli\u0161 net\u00fdk\u00e1. Ji\u017e dlouhou dobu je dostate\u010dn\u011b saturov\u00e1n bonitn\u00ed a p\u0159ev\u00e1\u017en\u011b \u010deskou klientelou, kter\u00e1 nem\u00e1 pot\u0159ebu pro koupi nemovitost\u00ed vyu\u017e\u00edvat extern\u00ed financov\u00e1n\u00ed. V\u00a0d\u016fsledku zvy\u0161uj\u00edc\u00edch se \u00farokov\u00fdch sazeb odpadla i\u00a0chu\u0165 vypomoci si velmi levn\u00fdmi pen\u011bzi z\u00a0\u00fav\u011bru a pou\u017e\u00edt ty vlastn\u00ed na jin\u00e9 investice,\u201c <\/em><strong>komentuje \u0159editel realitn\u00ed kancel\u00e1\u0159e <a href=\"http:\/\/www.luxent.cz\/\">Luxent \u2013 Exclusive Properties<\/a> Ji\u0159\u00ed Ku\u010dera<em>.<\/em><\/strong><\/p>\r\n\r\n\r\n\r\n<p><em>Vizualizace interi\u00e9ru projektu B\u0159ezov\u00fd h\u00e1j, P\u0159edboj (Praha-v\u00fdchod)<\/em> P\u0159esto jsou i zde c\u00edtit ur\u010dit\u00e9 v\u00fdkyvy jak ze strany kupuj\u00edc\u00edch, tak prod\u00e1vaj\u00edc\u00edch. V\u00a0segmentu t\u011bch nejexkluzivn\u011bj\u0161\u00edch nemovitost\u00ed je dle slov Ji\u0159\u00edho Ku\u010dery st\u00e1le c\u00edtit velk\u00fd z\u00e1jem. <em>\u201eU\u00a0,standardn\u011b\u2018 exkluzivn\u00edch dom\u016f a\u00a0byt\u016f to ale za\u010d\u00edn\u00e1 b\u00fdt komplikovan\u011bj\u0161\u00ed, m\u00edrn\u011b se prodlu\u017euje doba realizace obchod\u016f. P\u0159ece jen kupuj\u00edc\u00ed \u010dekaj\u00ed na eventu\u00e1ln\u00ed pokles cen a\u00a0nijak nesp\u011bchaj\u00ed. S\u00a0v\u00fdjimkou p\u0159\u00edpad\u016f nucen\u00fdch prodej\u016f v\u0161ak neklesaj\u00ed se svou p\u0159edstavou o dobr\u00e9 cen\u011b ani prod\u00e1vaj\u00edc\u00ed, co\u017e vede ke zpomalen\u00ed, nikoli ale ke zmrazen\u00ed trhu. Jde o situaci velmi n\u00e1ro\u010dnou pro realitn\u00ed profesion\u00e1ly, kte\u0159\u00ed se mus\u00ed sna\u017eit p\u0159ibl\u00ed\u017eit ob\u011b strany v jejich o\u010dek\u00e1v\u00e1n\u00edch.\u201c<\/em><\/p>\r\n\r\n\r\n\r\n<p>Z\u00a0hlediska pom\u011bru z\u00e1jemc\u016f u luxusn\u00edch dom\u016f p\u0159eva\u017euj\u00ed lid\u00e9 kupuj\u00edc\u00ed nemovitost pro svou pot\u0159ebu. Stejn\u011b tak to je u byt\u016f, zde ale nar\u016fst\u00e1 z\u00e1jem investor\u016f. Odhadem \u010din\u00ed dnes jejich pod\u00edl 25 % a st\u00e1le se zvy\u0161uje. U stavebn\u00edch pozemk\u016f je z\u00e1jem ze strany koncov\u00fdch u\u017eivatel\u016f a\u00a0investor\u016f vyrovnan\u00fd.<\/p>\r\n\r\n\r\n\r\n<p>Co se t\u00fd\u010de pron\u00e1jm\u016f, z\u00e1jem o n\u011b se bude st\u00e1le zvy\u0161ovat, by\u0165 men\u0161\u00edm tempem. <em>\u201eV\u00a0kr\u00e1tkodob\u00e9m horizontu p\u0159edpokl\u00e1d\u00e1me sni\u017eov\u00e1n\u00ed r\u016fstu zejm\u00e9na s ohledem na v\u00fd\u0161i plateb za energie. V\u00a0dlouhodob\u00e9m v\u00fdhledu pak trh ovlivn\u00ed kombinace v\u00fdrazn\u011bj\u0161\u00edho sn\u00ed\u017een\u00ed \u00farokov\u00fdch sazeb a\u00a0relativn\u00edho poklesu prodejn\u00edch cen byt\u016f. St\u00e1le u n\u00e1s toti\u017e p\u0159evl\u00e1d\u00e1 touha nemovitost pro bydlen\u00ed vlastnit. Rozhoduje atraktivn\u00ed lokalita a bezprost\u0159edn\u00ed okol\u00ed, d\u00e1le architektonick\u00e1 hodnota, vysok\u00e1 kvalita pou\u017eit\u00fdch materi\u00e1l\u016f a \u0161pi\u010dkov\u00e9 proveden\u00ed prac\u00ed, schopnost nemovitosti uspokojit dominantn\u00ed pot\u0159eby popt\u00e1vaj\u00edc\u00edch (bezpe\u010dnost, soukrom\u00ed, reprezentativnost, z\u00e1zem\u00ed pro osobn\u00ed realizaci apod.) a v\u00a0neposledn\u00ed \u0159ad\u011b snadn\u00e1 doprava a dostupnost slu\u017eeb.<\/p>\r\n\r\n\r\n\r\n<p>U exkluzivn\u00edch rodinn\u00fdch dom\u016f i byt\u016f ov\u0161em p\u0159ibyl nov\u00fd, velmi d\u016fle\u017eit\u00fd parametr, a to energetick\u00e1 n\u00e1ro\u010dnost, respektive n\u00e1klady pot\u0159ebn\u00e9 na dosa\u017een\u00ed efektivn\u00edho provozu. <em>\u201eU\u00a0nov\u00fdch nemovitost\u00ed je dnes n\u00edzk\u00e1 energetick\u00e1 n\u00e1ro\u010dnost standardem a developer se v\u017edy sna\u017e\u00ed maxim\u00e1ln\u011b z\u00e1jemc\u016fm p\u0159ibl\u00ed\u017eit v\u0161echna nov\u00e1 \u00fasporn\u00e1 vylep\u0161en\u00ed. U sekund\u00e1rn\u00edho trhu je to slo\u017eit\u011bj\u0161\u00ed. Ka\u017ed\u00fd z\u00e1jemce chce m\u00edt jasno v\u00a0tom, kolik jej bude provoz konkr\u00e9tn\u00ed nemovitosti st\u00e1t. A n\u00e1sledn\u011b si mus\u00ed spo\u010d\u00edtat, nakolik ho vyjdou n\u00e1klady na rekonstrukci objektu, aby byl \u0161etrn\u011bj\u0161\u00ed. \u0158e\u0161\u00ed se ot\u00e1zky zp\u016fsobu vyt\u00e1p\u011bn\u00ed a akumulace tepla i chladu, zadr\u017eov\u00e1n\u00ed sr\u00e1\u017ekov\u00e9 vody a jej\u00ed p\u0159\u00edpadn\u00e9 vyu\u017eit\u00ed nap\u0159\u00edklad v\u00a0podob\u011b tzv. \u0161ed\u00e9 vody pro splachov\u00e1n\u00ed WC \u010di zal\u00e9v\u00e1n\u00ed, rekuperace tepeln\u00e9 energie, izolace, fotovoltaika apod.<\/em> <em>Klienti zkr\u00e1tka oce\u0148uj\u00ed a vyu\u017e\u00edvaj\u00ed ka\u017ed\u00e9 nov\u00e9 \u0159e\u0161en\u00ed sm\u011b\u0159uj\u00edc\u00ed k \u00faspornosti a sob\u011bsta\u010dnosti,\u201c<\/em> <strong>\u0159\u00edk\u00e1 Ji\u0159\u00ed Ku\u010dera<\/strong>. \u00a0<\/p>\r\n<p>&nbsp;<\/p>\r\n\r\n\r\n\r\n<div class=\"wp-block-image\">\r\n<figure class=\"aligncenter size-large\"><img decoding=\"async\" class=\"wp-image-665\" src=\"https:\/\/podcasthouse.cz\/wp-content\/uploads\/2023\/04\/Luxent_Roubenka_Upa_exterier_01-1024x683.jpg\" alt=\"\" \/><\/figure>\r\n\u00a0<\/div>\r\n\r\n\r\n\r\n<h3 class=\"wp-block-heading\"><strong>Klasick\u00e9 chaty a chalupy se propadaj\u00ed, do pop\u0159ed\u00ed jde zahrani\u010d\u00ed<\/strong><\/h3>\r\n<p>&nbsp;<\/p>\r\n\r\n\r\n\r\n<p>Popt\u00e1vka po klasick\u00fdch rekrea\u010dn\u00edch nemovitostech se v\u00a0posledn\u00ed dob\u011b zna\u010dn\u011b sn\u00ed\u017eila. Klesly tak i ceny t\u011bchto objekt\u016f, a to a\u017e o des\u00edtky procent. Neplat\u00ed to ale pro chalupy, domy a\u00a0apartm\u00e1ny, zejm\u00e9na luxusn\u00ed novostavby, v obl\u00edben\u00fdch tradi\u010dn\u00edch rekrea\u010dn\u00edch centrech.<\/p>\r\n\r\n\r\n\r\n<p>\u201e<em>Po\u010det \u010desk\u00fdch n\u00e1ro\u010dn\u00fdch z\u00e1jemc\u016f, kte\u0159\u00ed si mohou dovolit po\u0159\u00eddit si druhou dom\u00e1cnost v\u00a0p\u0159\u00edrod\u011b a relativn\u011b dostupn\u00e9 vzd\u00e1lenosti z v\u011bt\u0161\u00edch m\u011bst, st\u00e1le p\u0159ib\u00fdv\u00e1. A pro n\u011b je odpov\u00eddaj\u00edc\u00ed volbou nap\u0159\u00edklad kvalitn\u00ed horsk\u00fd apartm\u00e1n, jen\u017e p\u0159edstavuje z\u00e1rove\u0148 vhodnou investici.
