Podobn\u00fd v\u00fdvoj \u010dek\u00e1 i pra\u017esk\u00e9 \u010d\u00e1sti. Zat\u00edmco v centru Prahy tempo r\u016fstu zpomal\u00ed, na periferii bude akcelerovat. Dlouhodob\u011b se zd\u00e1, \u017ee nap\u0159. Libereck\u00fd a Karlovarsk\u00fd kraj rostou rychleji ne\u017e ostatn\u00ed kraje, a na druh\u00e9 stran\u011b Kr\u00e1lov\u00e9hradeck\u00fd a Pardubick\u00fd kraj sp\u00ed\u0161e stagnuj\u00ed. Tento trend reflektuje rozd\u00edlnou ekonomickou dynamiku, dostupnost bytov\u00e9ho fondu i strukturu popt\u00e1vky. Podobn\u00fd v\u00fdvoj sledujeme i v Praze. Zat\u00edmco centrum se co do r\u016fstu dynamiky cen&nbsp;n\u00e1jm\u016f bl\u00ed\u017e\u00ed ke sv\u00e9mu stropu a n\u00e1jmy zde rostou pomalu nebo stagnuj\u00ed, okrajov\u00e9 \u010d\u00e1sti m\u011bsta (nap\u0159. Praha 6, 9, 10) za\u017e\u00edvaj\u00ed dal\u0161\u00ed r\u016fst, a to d\u00edky dostupn\u011bj\u0161\u00edm cen\u00e1m, nov\u00e9 infrastruktu\u0159e a v\u011bt\u0161\u00edmu z\u00e1jmu mlad\u00fdch rodin.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">\u201e<strong>Trh s n\u00e1jmy se dynamicky rozpad\u00e1 na \u0159adu mikrotrh\u016f. Rostouc\u00ed n\u00e1klady na vlastnictv\u00ed nemovitosti budou motivovat i rodiny se st\u0159edn\u00edmi p\u0159\u00edjmy k tomu, aby z\u016fstaly v n\u00e1jmu d\u00e9le.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">\u201e<strong>V roce 2025 o\u010dek\u00e1v\u00e1me nejvy\u0161\u0161\u00ed p\u0159\u00edr\u016fstek lid\u00ed v n\u00e1jemn\u00edm bydlen\u00ed za posledn\u00edch mnoho let. Digitalizace n\u00e1jm\u016f se stane standardem<\/h2>\n\n\n\n<div style=\"height:35px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-medium-font-size\">Digit\u00e1ln\u00ed podpisy n\u00e1jemn\u00edch smluv, automatick\u00e9 platby, online spr\u00e1va byt\u016f a virtu\u00e1ln\u00ed prohl\u00eddky se st\u00e1vaj\u00ed b\u011b\u017enou sou\u010d\u00e1st\u00ed pronaj\u00edm\u00e1n\u00ed byt\u016f ve v\u011bt\u0161in\u011b kraj\u016f. Bydlen\u00ed bude kl\u00ed\u010dov\u00fdm t\u00e9matem voleb<\/h2>\n\n\n\n<div style=\"height:35px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-medium-font-size\">Ve\u0159ejn\u00e1 i politick\u00e1 debata se bude p\u0159ed volbami i v cel\u00e9 druh\u00e9 polovin\u011b roku v\u00fdrazn\u011b soust\u0159edit na dostupnost bydlen\u00ed. Politick\u00e9 strany budou p\u0159ich\u00e1zet s n\u00e1vrhy na \u0159e\u0161en\u00ed krize bydlen\u00ed od zm\u011bn na dan\u00edch v\u010detn\u011b zm\u011bn DPH, p\u0159es st\u00e1tn\u00ed garance, zjednodu\u0161en\u00e9 stavebn\u00ed \u0159\u00edzen\u00ed nebo podporu m\u011bstsk\u00e9 v\u00fdstavby. Do voleb se ale nic z\u00e1sadn\u00edho nezm\u011bn\u00ed. Pl\u00e1ny stran budou tradi\u010dn\u011b ambici\u00f3zn\u00ed s c\u00edlem postavit od 10 do 50 tis\u00edc byt\u016f ro\u010dn\u011b.&nbsp;<\/p>\n\n\n\n<p class=\"has-medium-font-size\">\u201e<strong>Bydlen\u00ed se stane jedn\u00edm z hlavn\u00edch t\u00e9mat sn\u011bmovn\u00edch voleb. Z posledn\u00ed anal\u00fdzy ANB zalo\u017een\u00e9 na datech Rent a Real Indexu od spole\u010dnosti Deloitte vypl\u00fdv\u00e1, \u017ee <strong>za 4Q 2024 byl rozd\u00edl ve prosp\u011bch n\u00e1jemn\u00e9ho 9.245 korun. <\/strong>Tato cenov\u00e1 v\u00fdhoda bude d\u00e1l posilovat popt\u00e1vku po n\u00e1jemn\u00edm bydlen\u00ed.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">\u201e<strong>Rozd\u00edl mezi n\u00e1jmem a hypot\u00e9kou je nad\u00e1le v\u00fdrazn\u00fd, proto\u017ee<\/strong><em><strong> rostouc\u00ed ceny byt\u016f nest\u00edhaj\u00ed dorovnat velmi pomalu klesaj\u00edc\u00ed hypote\u010dn\u00ed \u00faroky.<\/strong><\/em><strong> Ty budou sice nad\u00e1le klesat, ale maxim\u00e1ln\u011b tempem 0,1-0,2 % na \u010dtvrtlet\u00ed. Energetick\u00e1 efektivita bude m\u00edt vliv na popt\u00e1vku<\/h2>\n\n\n\n<div style=\"height:35px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-medium-font-size\">N\u00e1jemn\u00edci budou \u010d\u00edm d\u00e1l \u010dast\u011bji vy\u017eadovat byty s n\u00edzkou energetickou n\u00e1ro\u010dnost\u00ed. Za\u010dala to ukazovat data z realitn\u00edch port\u00e1l\u016f i renomovan\u00e9 studie. Tento trend ve druh\u00e9 polovin\u011b roku 2025 je\u0161t\u011b zes\u00edl\u00ed. Lid\u00e9 jsou\u00a0ochotni p\u0159iplatit za \u00faspory na energi\u00edch i lep\u0161\u00ed komfort.
