I d\u00edky tomu dos\u00e1hla hrub\u00e1 popt\u00e1vka za cel\u00fd rok t\u00e9m\u011b\u0159&nbsp;2,1&nbsp;milionu&nbsp;m<\/strong><sup><strong>2<\/strong><\/sup><strong>, z toho bylo nov\u011b pronajato 1,2 milionu m<\/strong><sup><strong>2<\/strong><\/sup><strong>.<\/strong><\/li>\n\n\n\n<li class=\"has-medium-font-size\"><strong>V d\u016fsledku odlo\u017een\u00ed dokon\u010den\u00ed n\u011bkolika projekt\u016f na n\u00e1sleduj\u00edc\u00ed rok z\u016fstalo v z\u00e1v\u011bru roku v&nbsp;aktivn\u00ed v\u00fdstavb\u011b t\u00e9m\u011b\u0159 1,25 milionu m<\/strong><sup><strong>2<\/strong><\/sup><strong>&nbsp;pr\u016fmyslov\u00fdch ploch. Navzdory o\u010dek\u00e1v\u00e1n\u00ed za n\u00ed i nad\u00e1le st\u00e1ly p\u0159edev\u0161\u00edm v\u00fdrobn\u00ed spole\u010dnosti, z nich\u017e mnoh\u00e9 byly napojeny na automobilov\u00fd pr\u016fmysl. Z\u00e1rove\u0148 jsme zaznamenali o\u017eiven\u00ed popt\u00e1vky ze strany maloobchodn\u00edch \u0159et\u011bzc\u016f a segmentu e-commerce \u2014 trend, u kter\u00e9ho p\u0159edpokl\u00e1d\u00e1me, \u017ee bude pokra\u010dovat i v pr\u016fb\u011bhu leto\u0161n\u00edho roku. Je v\u0161ak na m\u00edst\u011b zamyslet se nad t\u00edm, jak dlouho m\u016f\u017ee takto vysok\u00e1 \u00farove\u0148 popt\u00e1vky z\u016fstat udr\u017eiteln\u00e1. Dle o\u010dek\u00e1v\u00e1n\u00ed za\u010dala v n\u011bkter\u00fdch regionech nar\u016fstat neobsazenost. To m\u016f\u017ee vyv\u00edjet tlak na v\u00fd\u0161i n\u00e1jemn\u00e9ho v t\u011bchto lokalit\u00e1ch a podobn\u011b ovlivnit budouc\u00ed developerskou aktivitu. Ve \u010dtvrt\u00e9m \u010dtvrtlet\u00ed 2025 bylo na trh dod\u00e1no 229 000 m<sup>2<\/sup>&nbsp;nov\u00fdch skladov\u00fdch ploch nap\u0159\u00ed\u010d&nbsp;11 pr\u016fmyslov\u00fdmi parky. To p\u0159edstavuje mezikvart\u00e1ln\u00ed n\u00e1r\u016fst o 75 %. Nejv\u011bt\u0161\u00ed dokon\u010den\u00e1 pr\u016fmyslov\u00e1 hala ve 4. \u010dtvrtlet\u00ed roku 2025 se nach\u00e1zela v&nbsp;Industrial Parku Nymburk (40 000 m\u00b2) a byla p\u0159edpronajata spole\u010dnosti Linde Wiemann. Druh\u00fdm nejv\u011bt\u0161\u00edm dokon\u010den\u00fdm projektem byla hala v CTParku Brno (36 000 m\u00b2), obsazen\u00e1 spole\u010dnost\u00ed Hitachi Energy.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">V&nbsp;r\u00e1mci cel\u00e9ho roku bylo na trh nov\u011b dod\u00e1no 813&nbsp;500 m<sup>2<\/sup>. Tento objem p\u0159edstavuje 53% n\u00e1r\u016fst oproti hodnot\u00e1m v&nbsp;roce 2024 (532&nbsp;900 m<sup>2<\/sup>). Nejv\u011bt\u0161\u00ed nov\u011b dokon\u010denou halou v&nbsp;tomto roce byla hala v&nbsp;Panattoni Parku Ostrov \u2013 North. Tato hodnota p\u0159edstavuje pokles ve srovn\u00e1n\u00ed s&nbsp;p\u0159edchoz\u00edm \u010dtvrtlet\u00edm (- 0,2 %) a meziro\u010dn\u011b n\u00e1r\u016fst (+ 22 %).&nbsp;Tento objem by m\u011bl nicm\u00e9n\u011b v&nbsp;1.&nbsp;\u010dtvrtlet\u00ed 2026 znateln\u011b poklesnout, a to v&nbsp;d\u016fsledku pl\u00e1novan\u00e9ho dokon\u010den\u00ed 430 000 m<sup>2<\/sup>.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Pod\u00edl spekulativn\u00ed v\u00fdstavby mezikvart\u00e1ln\u011b klesl na 27 %. Ve 4. \u010dtvrtlet\u00ed 2025 byla zah\u00e1jena v\u00fdstavba p\u0159ibli\u017en\u011b 217&nbsp;500 m<sup>2<\/sup>&nbsp;modern\u00edch pr\u016fmyslov\u00fdch prostor, p\u0159i\u010dem\u017e pouze 11 % t\u011bchto prostor se za\u010dalo stav\u011bt spekulativn\u011b. V&nbsp;r\u00e1mci cel\u00e9ho roku \u010d\u00edtala hrub\u00e1 realizovan\u00e1 popt\u00e1vka t\u00e9m\u011b\u0159 2,1 milionu m<sup>2<\/sup>.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">\u010cist\u00e1 popt\u00e1vka ve&nbsp;4. \u010dtvrtlet\u00ed 2025 \u010dinila 371 500 m<sup>2<\/sup>, co\u017e p\u0159edstavovalo&nbsp;mezikvart\u00e1ln\u00ed pokles o 22 % a meziro\u010dn\u00ed n\u00e1r\u016fst o 69 %. Za&nbsp;cel\u00fd rok dos\u00e1hla \u010dist\u00e1 popt\u00e1vka 1,2 milionu&nbsp;m<sup>2<\/sup>. Tento objem p\u0159edstavuje 3. nejlep\u0161\u00ed rok na \u010desk\u00e9m industri\u00e1ln\u00ed trhu, pokud jde o&nbsp;novou popt\u00e1vku. Zam\u011b\u0159\u00edme-li se na slo\u017een\u00ed \u010dist\u00e9 realizovan\u00e9 popt\u00e1vky, tak pokud zapo\u010dteme i nezve\u0159ejn\u011bn\u00e9 transakce (6% pod\u00edl na objemu \u010dist\u00e9 popt\u00e1vky), hlavn\u00edm tahounem byly spole\u010dnosti z&nbsp;v\u00fdrobn\u00edho sektoru (49% pod\u00edl na popt\u00e1vce), n\u00e1sledovan\u00e9 sektorem distribuce (maloobchod a e-commerce) s&nbsp;25 % a n\u00e1sledn\u011b spole\u010dnostmi z&nbsp;logistick\u00e9ho sektoru se 16 %; zbyl\u00fdch 5 % tvo\u0159\u00ed firmy z&nbsp;ostatn\u00edch sektor\u016f.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Nejv\u011bt\u0161\u00ed transakc\u00ed tohoto kvart\u00e1lu byl p\u0159edpron\u00e1jem 51 900 m<sup>2<\/sup>&nbsp;v&nbsp;Panattoni Parku Most Josefov spole\u010dnost\u00ed ze sektoru distribuce. Druhou nejv\u011bt\u0161\u00ed transakc\u00ed byla p\u0159edpron\u00e1jemn\u00ed smlouva, kterou podepsala spole\u010dnost Reckitt v&nbsp;Garbe Parku Kl\u00e1\u0161terec nad Oh\u0159\u00ed II (35 000 m<sup>2<\/sup>). Nejv\u011bt\u0161\u00ed renegociac\u00ed byla tento kvart\u00e1l transakce v are\u00e1lu P3 Prague D1, kde logistick\u00e1 spole\u010dnost prodlou\u017eila svou n\u00e1jemn\u00ed smlouvu na 46 300 m<sup>2<\/sup>. Celkov\u011b bylo na konci prosince 2025 t\u00e9m\u011b\u0159&nbsp;633 600 m<sup>2<\/sup>&nbsp;modern\u00edch pr\u016fmyslov\u00fdch prostor p\u0159ipraven\u00fdch k okam\u017eit\u00e9mu nast\u011bhov\u00e1n\u00ed. Neobsazenost pr\u016fmyslov\u00fdch skladov\u00fdch prostor v&nbsp;Praze a St\u0159edo\u010desk\u00e9m kraji se dlouhodob\u011b pohybuje pod celost\u00e1tn\u00edm pr\u016fm\u011brem, na konci 4. \u010dtvrtlet\u00ed 2025 dos\u00e1hla 2,6 %.
